Is Timber Frame less expensive than other building methods?

Timber Frame construction takes less time on site than traditional build methods, so the overall site infrastructure costs are therefore reduced.

Can you undertake the complete build of our project for us?

No we can only provide the timber framed kit as described.

How long will it take you to start work on our site?

Our design phase normally takes 4 – 6 weeks depending upon the complexity of your project. Then, current workload permitting, we can start work on site.

I don’t have planning permission yet, can you still provide me with a price for your works?

Yes, we usually can provide an accurate budget price at that stage, with enough detail to allow you to make an informed decision.

Do you make the Timber Framed Kit in a factory?

No we build the kit on site, saving factory and haulage costs.

How long will any pricing take?

It depends upon our current work load and its complexity, but usually about 2 weeks for a house, less for extensions and smaller works.

Whats normally included in your price?

Supply and fit of the timber framed parts of the external walls, internal walls, middle floor and roof. This includes the panel drawings and structural calculations that are required.

You mention a family company a lot, is that really true?

Yes – I’m Iain and Lindisfarne Timber Frame is my company. I'm a Quantity Surveyor and will usually be on site with my father (Geoff) and my cousins John and Peter, who are joiners.  Together we have over 100 year’s of timber framing experience between us!!!

Do you provide Doors, Windows, Staircases?

No, we cannot provide these, but we may be able to put you in touch with someone who can.
